Sai Baba’s Grace in Buying a New House

Anonymous Shirdi Sai Baba Devotee from Australia says: Sai Ram to all. I am a small devotee of Baba from Sydney, Australia. Baba has always guided and protected me at every stage of my life. Today I will share my Sai vrat experience and how Baba fulfilled my wish.

We bought our first house in Australia in 2016 with Baba’s grace. Most property experts advise buying independent houses with land for better capital growth in the future. However, the houses that we found in our budget were far away from our jobs with no good schools and public transport. So, we decided to buy a brand-new townhouse in an area that has a good primary school and good transport connections. We thought that our townhouse was ticking all the boxes for our young family, and we would upgrade to an independent house in a few years’ time when my son finishes his primary school. We were the first ones to buy our own home in our social circle, and most of our friends bought independent houses 3-4 years later in the faraway suburbs.

Then, after a few years due to Covid-19, the housing market took an unexpected turn. To keep the real estate industry afloat, the Australian Government reduced interest rates to a record all-time low. The price of independent houses doubled in just a couple of years, while townhouses and units did not see much capital growth. We thought we had made a big mistake buying a townhouse and found ourselves under a lot of stress. Post-Covid, the housing market became further inflated. We were hoping for a market correction as the government increased interest rates again. However, post-Covid, the cost of construction and raw materials went up significantly, and many builders and developers went bankrupt. While migration was on the rise, the supply of new homes dropped substantially, which further pushed up the price of independent houses. Most of our friends who bought independent houses made substantial capital gains, while our townhouse did not appreciate much in value. My husband and I thought that we had missed the boat, and our dream of buying an independent house seemed out of reach. Whenever we attended any social events, people would only talk about the property market and boast about how much their house had grown in value. Some would also taunt us for buying a small townhouse and missing out on capital gains.

In October 2023, we consulted our mortgage broker to check our borrowing capacity. He advised us that we were eligible to upgrade our home if we sold our townhouse or buy another investment property. Post-COVID, land became very expensive, and new houses were built on very small lots, often in far-off suburbs with no proper transport or good schools. Older homes were even more expensive due to the larger land size. During this time, interest rates were very high, and people were struggling with mortgage stress. We were in a dilemma about whether we should upgrade or buy an investment property instead. My husband made two chits and decided to ask this question to Baba. His answer was to buy an investment property. Although I was not happy with Baba’s answer, we decided to buy an investment property. I started the 9 Guruvar Sai vrat to seek Baba’s help. When we approached our mortgage broker, he advised us to buy an investment property in another state, as Sydney was too expensive, and we would not find a decent property within our budget. However, my husband was adamant about buying property in Sydney, and we began house hunting in late November 2023. Every weekend, from early morning till late evening, we attended numerous house inspections and were very exhausted. Our challenge was to buy a property within three months before our pre-approval from the bank expired, as there had been two interest rate hikes, and our borrowing capacity would further decrease if we could not find a property within this duration.

We were getting very frustrated, as there were very limited properties for sale in the market due to the Christmas holidays, and two months passed by without us finding any property. Though I had faith in Baba, I lost hope of finding a property before the expiry of our pre-approval. But Baba came to our rescue, and everything fell into place at the right time. A property that was under offer was readvertised for sale again because the buyer’s loan did not get approved, and he had to pull back. We liked the house and submitted our best offer, but we did not hear back from the agent for another two weeks. On Thursday, just a week before our pre-approval was about to expire, I cried a lot in front of Baba and was very stressed. Suddenly, I got a call from my husband, and he said that our offer had been accepted. My happiness knew no bounds, as we got a brick home with a decent land size within our budget. I immediately thanked Baba for His timely help. During the last week, our loan got approved without any issues, and the property was settled. We received our house keys on the auspicious day of Maha Shivaratri, and we went straight to Baba’s temple to seek His blessings. The priest placed our house keys under Baba’s holy feet and returned them with a flower. Even before I completed the Sai vrat, Baba fulfilled my wish. Not only that, but we also found tenants in the very first week of receiving our house keys. Our merciful Baba arranged everything for us. Within six months, the value of our property had appreciated by $100,000, and our mortgage broker was surprised that we were able to find a property in Sydney within our budget. With Baba’s blessings, we now own two houses in Sydney and have the advantage of rental income.
